As a first-time renter, you might face the pressure of unfamiliar territory—balancing a budget, decoding leases, or navigating applications. Limited availability and tight timelines can add stress, leaving you unsure where to begin. But imagine overcoming these hurdles with clear steps and expert support, preventing surprises and helping you settle into a home that feels just right.

Your Simple Path to Renting Success

At Mills Property Management, we strive to make first-time renting experience as stress-free as possible. Follow these steps to set yourself up for success:

Set Your Priorities:

As a first-time renter, it’s very easy to set your expectations too high. Decide what’s most important—location, size, or proximity to work or school—while staying flexible on extras like walk-in closets or stainless steel appliances. This balance helps you find a suitable property without ruling out good options due to “nice-to-haves”. Consider writing down your top three priorities to keep your search focused and effective.

Don’t forget to think about upfront cost, as well as monthly living expenses. Plan your finances by calculating all costs upfront: rent (typically 30% of your income), a security deposit, utilities (electricity, water, heat), and optional add-ons like internet or parking. Your property may even include some utilities in your rent amount already. Our property managers can often provide average utility estimates, helping you avoid unexpected expenses and create a realistic budget.

 

You will need to put down a security deposit before you sign a lease. The security deposit is like insurance for the landlord. This money can be refunded to you after you move out, if all rent has been paid and the property is damage-free. If not, then these costs can be deducted from your security deposit. Security deposit amounts vary by property, but each property’s manager will be able to provide you with this information.

You’ll have to fill out an application and pass through the screening process before you can sign the lease. At our properties, this includes a credit check, address/landlord history verification, and a criminal background screening. This helps ensure a safe community for all our tenants. Gather essential details—Social Security number, a government-issued photo ID (e.g., driver’s license), and references (e.g., previous landlords or employers). Depending on the type of housing you apply for you may need additional documentation as well. Organize these items in a single folder to save time and reduce stress.

Take time to read the lease in full before signing—it’s a legally binding agreement outlining rent, rules, and responsibilities. If you don’t understand or agree with something in the lease don’t hesitate to ask our team about unclear terms, like maintenance expectations or pet policies. This ensures you understand your rights and obligations, setting the stage for a predictable, stress-free rental experience. Once the lease is signed, you’ll have to stick to it for the duration of that lease.

If you’re planning on living with a roommate or two, make sure to discuss rent splits, chore schedules, and furnishing plans early on. Clear communication prevents misunderstandings, and having a plan ahead of time will make things run more smoothly once you move in.

Protect your personal belongings from theft, fire, or accidents with affordable renter’s insurance (often $10-20/month). The property’s insurance only covers the building and the infrastructure, but it does not extend to your items inside. Getting insured adds a layer of peace of mind for this new chapter in your life.
